Brookfield India REIT, NCW Prime Offices Fund acquire Mumbai’s Godrej BKC for Rs 17,000 million

Brookfield India Real Estate Trust plans to acquire three floors in Godrej BKC, a commercial property in Mumbai, through a 50-50 partnership with NCW Prime Offices Fund, part of the Nuvama group, for Rs 17,000 million. Brookfield India REIT will invest Rs 3,810 million, with NCW Prime Offices Fund contributing a matching amount, while the remaining funding will comprise Rs 8,808 million of property-level debt and Rs 571 million of net liabilities. The acquisition is expected to be accretive, with the asset having a 7.1% net distributable cash flow yield and a pro forma loan-to-value of 27.4% for Brookfield India REIT.
